<p>Constructing a restaurant on the ground floor of a busy high-rise apartment building requires thoughtful planning and skillful execution.</p>



<p>The Pacific Counter <a href="https://www.hybridgc.com/2025/06/16/what-commercial-renovations-and-build-outs-mean-for-your-business/">build-out</a> in downtown Tampa presented unique challenges due to the height of the structure, the size of the space, and the presence of large structural columns.</p>



<p>Each stage of the project demanded careful coordination to deliver a finished product that met both functional needs and design expectations.</p>



<p><a></a><strong>Preparing the Space for Construction</strong></p>



<p>The project began with plumbing rough-ins and underground work to set the foundation for future systems. Grading and pouring the full slab was a pivotal step to create a level and durable base for the restaurant. Early in the process, the construction team addressed fire safety by installing a two-hour fire wall to divide tenant spaces within the building properly.</p>



<p><a></a><strong>Installing Modern Systems</strong></p>



<p>Because the restaurant required its own dedicated utilities, the construction team installed a new electrical transformer, service gear, wiring, and panels. Mechanical upgrades included a new split system and ductwork designed to provide efficient climate control. These modern systems ensure that the restaurant is not only functional but also comfortable for staff and guests.</p>



<p><a></a><strong>Crafting the Interior Environment</strong></p>



<p>Once the core systems were complete, attention shifted to interior construction. New wall framing required precision due to the unusually high ceiling height of nearly 30 feet and the placement of large columns throughout the space. Finished millwork and countertops were carefully crafted to enhance the aesthetic, while epoxy and polished concrete flooring added both durability and style. <a target="_blank" rel="noreferrer noopener external nofollow" href="https://en.wikipedia.org/wiki/Fibre-reinforced_plastic">FRP</a> paneling provided a sanitary and easy-to-clean surface in key areas.</p>



<p><a></a><strong>Final Details and Completion</strong></p>



<p>Fire sprinkler and fire alarm modifications were made to bring the restaurant into compliance with safety requirements. New ceilings were installed to complete the look and ensure proper sound control. The entire project was completed within approximately 120 days, a testament to strong planning and execution in a challenging environment.</p>

<p>In the heart of the Trinity and New Port Richey area, Hybrid Construction recently completed a transformative <a href="https://www.hybridgc.com/2025/06/16/what-commercial-renovations-and-build-outs-mean-for-your-business/">commercial build-out</a> for a new So Fresh restaurant.</p>



<p>The project took place within an active retail plaza and required a comprehensive overhaul of an existing space.</p>



<p>For approximately 100 days, the team executed an intricate construction plan that balanced structural demands with modern design.</p>



<p><strong>A complete interior transformation from the ground up</strong></p>



<p>The scope began with heavy demolition, removing the previous build-out to make way for a complete redesign. Early stages of the project included trenching the existing slab and performing plumbing rough-ins underground, including the installation of a large Shier grease trap. Once the necessary infrastructure was in place, the concrete slab was poured to provide a solid foundation for what would become a fully equipped dining and kitchen space.</p>



<p><strong>Upgrades to utilities and systems</strong></p>



<p>To accommodate the restaurant’s operational needs, Hybrid Construction installed a new electrical transformer along with upgraded service gear, panels, and wiring. The mechanical systems were equally comprehensive. A new rooftop unit and associated ductwork were fitted to provide reliable ventilation. In the kitchen, a substantial cooking hood was installed, complete with gas line connections, while a walk-in cooler was positioned and integrated with the overall layout.</p>



<p><strong>Custom finishes and interior design</strong></p>



<p>Interior construction involved new wall framing, which posed a unique challenge due to the nearly 30-foot ceiling height and the presence of large structural columns. Careful planning and precise framing were required to achieve the intended layout while maintaining visual and structural coherence.</p>



<p>To complete the space, the team installed finish millwork, custom countertops, and a combination of quarry tile in the kitchen and luxury vinyl plank flooring in the dining area. <a target="_blank" rel="noreferrer noopener external nofollow" href="https://en.wikipedia.org/wiki/Fibre-reinforced_plastic">FRP</a> paneling was applied where durability and cleanliness were a priority, particularly in back-of-house areas. Fire sprinkler modifications and new acoustical tile ceilings brought the space up to modern safety and comfort standards.</p>

<p>From the foundational plumbing work to the last ceiling tile, the So Fresh project reflects a careful balance of technical execution and aesthetic planning. The construction process included slab cutting for plumbing rough-ins, followed by concrete pour-backs to ensure proper utility integration.
