Crafting a Culinary Space: Building the New So Fresh in Trinity

In the heart of the Trinity and New Port Richey area, Hybrid Construction recently completed a transformative commercial build-out for a new So Fresh restaurant.

The project took place within an active retail plaza and required a comprehensive overhaul of an existing space.

For approximately 100 days, the team executed an intricate construction plan that balanced structural demands with modern design.

A complete interior transformation from the ground up

The scope began with heavy demolition, removing the previous build-out to make way for a complete redesign. Early stages of the project included trenching the existing slab and performing plumbing rough-ins underground, including the installation of a large Shier grease trap. Once the necessary infrastructure was in place, the concrete slab was poured to provide a solid foundation for what would become a fully equipped dining and kitchen space.

Upgrades to utilities and systems

To accommodate the restaurant’s operational needs, Hybrid Construction installed a new electrical transformer along with upgraded service gear, panels, and wiring. The mechanical systems were equally comprehensive. A new rooftop unit and associated ductwork were fitted to provide reliable ventilation. In the kitchen, a substantial cooking hood was installed, complete with gas line connections, while a walk-in cooler was positioned and integrated with the overall layout.

Custom finishes and interior design

Interior construction involved new wall framing, which posed a unique challenge due to the nearly 30-foot ceiling height and the presence of large structural columns. Careful planning and precise framing were required to achieve the intended layout while maintaining visual and structural coherence.

To complete the space, the team installed finish millwork, custom countertops, and a combination of quarry tile in the kitchen and luxury vinyl plank flooring in the dining area. FRP paneling was applied where durability and cleanliness were a priority, particularly in back-of-house areas. Fire sprinkler modifications and new acoustical tile ceilings brought the space up to modern safety and comfort standards.

Delivering a functional and inviting space

From the foundational plumbing work to the last ceiling tile, the So Fresh project reflects a careful balance of technical execution and aesthetic planning. It was a challenging build, both in terms of scale and design complexity, but one that showcases the capability and thoroughness of the construction team.

Kitchen And Bathroom Remodel Project On Bayshore Blvd In Tampa, FL

Hybrid Construction was contracted to remodel a kitchen and bathroom at a high rise building on Bayshore Blvd in Tampa. The condo was approximately 1,100 SF, 1Bed/1 Bath, located on the 14th floor of 345 Bayshore Blvd. The scope of work for the project included a full kitchen remodel including a wall demo to open up the floor plan. The kitchen remodel included a new white shaker all wood cabinets, quartz countertops, glass tile backsplash, and undercabinet lighting. Close coordination with the Owner and the building management was critical to keep the project on schedule and according to plan. The bathroom work included new wood cabinetry, quartz countertops, plumbing fixtures, and a lighted mirror. In addition, the full interior was re-painted. The duration of this project was approximately 2 months from start to completion.

Tune Up, The Manly Salon Buildup Project

Hybrid Construction was contracted to build out Tune-Up, the Manly Salon, a barbershop salon in South Tampa off Kennedy Blvd. The Scope of work for the project included extensive slab trenching and cutting, plumbing and electrical rough-in and trim-out, concrete pour back, new mechanical ductwork and drum diffuser, flake epoxy floors, wall framing, and POS/Bar framing, fire sprinkler modifications, and a gas water heater system. Close coordination with the Owner was required to time the FFE install and maintain the schedule. The duration of this project was approximately 80 days from start to completion.

Build-Out Project In Westchase, FL For Eagle Eye Vision

Hybrid Construction was contracted to build-out a 2100 SF Eye Doctor Office for Eagle Eye Vision in Westchase. The space was an existing bar/restaurant and required extensive demolition. Scope of work for the project included extensive slab trenching and cutting for room layout, plumbing and electrical rough-in/trim-out, concrete pour back, Wall framing and drywall including a radius soffit at the entry, new mechanical ductwork throughout, new acoustical drop ceilings, extensive millwork and countertops for exam rooms, reception, and kitchen, Luxury vinyl tile and porcelain tile flooring, paint, and finishes. The duration of this project was approximately 6 months from start to completion and the majority of the project took place during the height of the Covid crisis.

The work included a full kitchen remodel with layout reconfiguration and thickened edge quartz countertops, a full master bathroom remodel with large shower addition, fireplace renovation, new flooring, interior painting, extensive electrical work, skylight addition, and roof replacement. Hybrid also coordinated the planning and permitting with an Architect. The project was a 203K loan remodel and took about 4 months to complete.

Time and money are probably at the forefront of your mind when you start thinking about a rental renovation. These aren’t things you’ll save by undertaking the project yourself.
Painting your rental renovation property is a prime example of this. While this will only take a professional painter a few days, you’re likely to spend an extraordinary amount of time to get the desired result. This is because a professional painter knows the proper techniques, where things can go awry, what looks good, what to pay attention to, and how to paint and cover patched areas successfully. These are things that will easily frustrate anyone who isn’t a professional painter.

The timing of a DIY painting project alone can be tricky because you’ll need to get the right equipment before you can even start.
