Project Description:

Single Family Home approximately 1500 SQ FT.  2 Bedroom/2 Bathroom built in 1959 with great curb appeal.  Property was purchased by an investor to flip.

Scope of Work:

  1. Convert odd shaped dining room into a 3rd bedroom
  2. Repair termite damage in Florida room and drywall ceiling and walls
  3. Complete gut of kitchen. Replace flooring, cabinets, granite, and appliances for under $10k
  4. New flooring in Florida room and master closet
  5. Remove carpeting to reveal Terrazzo floors
  6. Strip wallpaper from the entire house. Repaint ceilings, walls, and interior doors

Budget for repairs:

$35k

After Repair Value (ARV):

The value of the home increased $80k after repairs were completed.

What was the scope of the work that you had done?

“Drywall, electric, plumbing, new cabinets, new flooring, removal of wallpaper throughout the house, installation of new bedroom doors, throughout the home, repaint the entire home to include ceilings, removal of window hardware, removal and replace light fixtures, paint utility room floor, fascia, pressure washing, demo and complete remodel of kitchen, removal of exterior greenhouse, raising of floor in master closet. Many odds and ends type work.”

How many days was the project over/under schedule?  “Under schedule 2 weeks.”

“Yes, I’m already looking for another property for them to work on.”

Any other thoughts you would like to share?

“I lost over one-month meeting with highly reputable general contractors who were all a waste of my time and that also provide a lot of bad information. I was so happy to have stumbled upon Hybrid online and with one simple email, I received an immediate callback and prompt meeting followed by a prompt quote.
